Location: North Hollywood, California Units: 198 This project is a four-story, 198-unit independent senior community built on what had been a former go-kart racing facility and family recreation complex. Twenty percent (20%) of the units have been set-aside for lower-income seniors with eighty percent (80%) available at market-rate.
The primary design and planning objectives of this project were to: 1) deliver a high-end, service-enriched active seniors' community in a market where demand is very high but most available product is older and with fewer amenities; and 2) to allow for the more effective inclusion of on-site services and programs by incorporating them into the project design.
The result is a community that offers not just luxury apartments, but a strong emphasis on lifestyle enhancement. The community includes a pool and spa; fully-equipped fitness center; library; billiards room; technology center with a computer lab; an elegant wood-paneled, 8,000 square foot two-story clubhouse; a theater-style media room, and a full-service day spa. Housekeeping and concierge services are also available to residents, along with scheduled transportation.
