Arbor Villas is a 67-unit complete renovation project located in Yorba Linda, California. The main objective was to rehabilitate and beautify the 30-year old apartment complex, which had deteriorated over time. The primary goal was to provide affordable rental housing, while creating an engaging and attractive design solution preferred by both the residents and the City. The preexisting complex had been designed in such a way that the primary focal point was a decaying parking lot presenting a view of a wide rundown lot with dilapidated carports in the center. The site displayed a lack of planning and in general a negative image for the surrounding neighborhood. To give the site a new unity and identity, several improvements were essential to the success of the project. In order to address the preexisting planning issues, a new plaza entrance was created utilizing vibrant colors, a trellis for shade, and two entry pavilions to provide security. Existing carports were replaced by a series of small parking lots separated by raised walks and trellises. The apartment units were given new individual entries and porches to provide a visual variation while walking through the site. New HVAC systems were installed and interiors were completely remodeled. All units were accommodated to meet ADA codes and handicapped requirements In addition a new community building with a common meeting room, pool and spa, and an adjacent playground were designed to provide a gathering space for residents. A full landscape plan was implemented throughout the site including a complete irrigation system.
